If you are buying or refinancing a home in Texas, you’ve come to the right place.  Our Austin team originates, processes, and funds all major home loan programs in every county in Texas and we specialize in government home loans.  Chad’s specialized knowledge of VA and FHA, his accessibility for questions, and his ongoing communication with his clients leads to a high probability that you are going to have an excellent experience working with us!

For military veterans on active duty or retired, the VA purchase loan is by far the best option available for buying a home in Texas.   Generally there is no down payment and there is never mortgage insurance on a VA loan.  Some veterans will also gain additional benefits from the Texas Veterans Housing Assistance Program which is not even offered by many of the major military lenders — but we use it frequently.  This program is sometimes called the “Texas VA” loan, but VA and Texas Vet are two different programs even though they are used together.  The VA also offers a streamline VA refinance loan which is a great solution when refinancing.   There are a lot of misconceptions about these programs, but hopefully this website will get you to the truth faster and therefore help you make an informed decision about your home loan options.

If you are not a military veteran, then an FHA loan is a solid government loan option that keeps your down payment to just 3.50% and allows the down payment to be gifted from a family member.  FHA loans are also great to refinancing, even if you do not currently have an FHA loan.

Another popular FHA program is for homeowners 62 years of age or older to allow them to turn their home equity into income, without ever having to make any payments on their mortgage.  It is called an FHA HECM (Home Equity Conversion Mortgage), better known as a “reverse mortgage”.
