We currently offer: Conventional Loans – We have purchase and refinance options which typically require at least 5% down and strong credit. If your loan is not FHA, USDA, or VA, it is probably Conventional. Credit scores and a down payment are huge factors for these programs. FHA Loans – Typically require a 3.5% down payment and mortgage insurance for the purchase of a primary residence or the refinance of an existing loan. This is a great alternative to VA financing if you are not a veteran or are not otherwise eligible for the VA program. We have experience funding FHA loans and are happy to offer this great government program to our clients. Reverse Mortgages - These programs turn the equity in your home into cash without you having to move or repay the loan each month. We have a Reverse Mortgage Specialist on our team who can assist you with this program from start to finish. USDA Loans - Primarily used to help low-income homebuyers purchase a primary residence in a qualifying rural area. These programs have income and geographic restrictions. We currently do NOT offer: Commerical Loans - Any property that is not a 1 to 4 unit residential property. Construction Loans - Used for financing the construction of a new home. Land Loans – We can finance large land purchases, but your local bank is usually the best source for small lot loans. If you are a military veteran, call the Texas Veterans Land Board and ask about their direct land program.
Texas Cash Out Loans – This is a conventional loan used specifically to refinance your current mortgage and get cash out of your home at the same time. Please call us before applying online for any of the loan programs listed here.
